REMARKS:

This concept plan is associated with Zoning Case 2025-013 and is contingent upon approval of the zoning case.  The purpose for the concept plan is to show the proposed independent living facility with modified development standards.  The applicant intends to construct 248 units, of which 97 are one-bedroom units and 151 are two-bedroom units.  Amenities will be provided for residents, such as a private pool, pickleball courts, fitness centers, and a dining area.

Parking is required at a rate of one space per dwelling unit.  The applicant is proposing to meet the parking requirements through a combination of surface parking spaces and a single-floor parking garage located at the base of the main building.  145 surface parking spaces will be provided, with the remaining 103 spaces located within the garage space.  Additionally, there will be a pick-up and drop-off zone at the entrance along Park Boulevard, as well as a service area for deliveries and other service needs at the northeast corner of the building.

The concept plan meets the stipulations as proposed by Zoning Case 2025-013.
